About Suncoast Partners Sun Coast Partners, LLC was created in November of 2005 as a franchise of Coldwell Banker Commercial. Our team of agents are well informed and continues to educate themselves regularly through many available avenues. The Coldwell Banker Commercial network provides online classes, in house classes and relevant seminars. The majority of our agents are CCIM designated or CCIM candidates. The national and local market conditions are continually at the head of our awareness. This important information is then relayed to our clients and customers through the award winning Coldwell Banker Commercial "Viewpoint" newsletter.

In 2005, Terry Quinn, Tim Milam, Jim Teachey and Jim Clark came together and ardently agreed that the commercial real estate user in the Wilmington Region was not receiving complete service in the most professional manner attainable. This band of experts determined it was time to team with a national commercial real estate firm to handle the growing needs of the commercial real estate client in the greater Wilmington market. Coldwell Banker Commercial provided the perfect opportunity. Their highly recognized brand name, knowledge of the national market and a national coverage of over three hundred offices supplied a well of resources that perform for our clients on a local, regional, and national level.

Grayson Powell was invited by the partners to lead the new team. As broker in charge and partner in the firm he brings with him a twenty year history of commercial real estate experience, fifteen of which are in the Wilmington Market alone. With this dynamic group a vast multifaceted amount of real estate skill and practice is available to service you, our client. Grayson joined Coldwell Banker Commercial Sun Coast Partners, LLC in July of 2005 as its Principle Broker and Broker In Charge.

Grayson began his real estate career in Atlanta, GA with The Griffin Company as a sales and leasing agent in 1987. The Griffin Company developed some of the first office condominiums in Atlanta and sold buildings and individual spaces to both users and investors.

After relocating to Wilmington, NC in order to be close to his hometown of Whiteville, NC Grayson joined Landmark Commercial, Inc., a commercial development company, where he was eventually named president of the company. During his 12 + years at Landmark Commercial, Grayson managed between 600,000 to 700,000 square feet of commercial properties including office, retail, industrial, and medical facilities. He was involved in the site selection, acquisition and development of the properties owned by Landmark Commercial and its affiliates. He was responsible for the property development, design criteria, financial analysis, project feasibility studies, cost analysis, project budgeting, contractor selection and negotiations, lease negotiations, project management, property management, property income and expense budgets, planning for capital expenditures and financing negotiations. He also handled land and building sales in the industrial developments of the company and worked with the owners in the industrial park development process including the development of architectural standards, covenants and restrictions and analyzing the commercial markets.

He has lived in Wilmington, NC since 1991 and is actively involved in the community through Wilmington Industrial Development, The Chamber of Commerce and the Wilmington Board of Realtors.

John Lennon has a diverse background in the real estate industry with more than fifteen years of experience in property management, brokerage, asset management and real estate investment banking. He currently is a managing Partner at Coldwell Banker Commercial Sun Coast Partners, LLC in Wilmington, North Carolina and President of Carolina Commercial Partners, LLC. John developed numerous product lines outside of normal commercial brokerage. These include asset management services, due diligence and valuation analysis and financial analysis. Clients for these include Wachovia Securities and numerous local and regional investors.

John has experience managing both commercial and multi-family portfolios and worked as an asset manager with Insignia Financial Group, one of the country’s largest owner/operators of apartment and office properties for over five years. He has experience with financial workouts, asset repositioning and coordinated numerous due diligence exercises for both corporate and client acquisitions. His knowledge and experience in numerous market areas provides him with a wealth of contacts and resources for both investors and tenants alike. Having represented pension funds and multiple partnerships, he has a unique ability to focus not only on a specific investment but on how it fits into a larger and more dynamic portfolio.
 Having also worked in the investment banking side of our industry with First Union's Structured Financial Group, John has structured numerous debt and equity transactions from the lenders side. This understanding of the capital markets and their inherit complexities gives the agents in John's group a real advantage in the market place.  John is an active member in the Wilmington community, serving on the Wilmington International Airport Authority, the Mayor’s Convention Center Task Force, and the Cape Fear Council of the Boy Scouts of America Executive Board. He is the Past President of the Wilmington Regional Association of Realtors Commercial Alliance and a former Trustee of the First Baptist Church of Wilmington. He resides in Wilmington with his wife and three children.

Chuck is a graduate of the University of Pennsylvania. He is a licensed real estate broker in North Carolina and has more than 30 years of experience in finance, commercial real estate brokerage, leasing and property management. He has negotiated transactions in the retail, industrial, office and hospitality areas in North Carolina and throughout the United States. Through all of his prior experience, Chuck has the capability and knowledge to understand the needs and requirements of his clients and prides himself in always placing the client first. He specialized in commercial sales, leasing and development. He is a member of the International Council of Shopping Centers (ICSC); Realtor Commercial Association (RCA); and Ducks Unlimited in which he regularly attends seminars and conventions.
